What is an example of value engineering?

A common value engineering example in a commercial fit-out: an architect specifies a custom millwork reception desk that comes in over budget. Rather than cutting it, the GC proposes achieving the same design with a combination of standard millwork components and a custom face — same visual result, meaningfully lower cost.

Other typical examples include swapping a specified material for an equivalent that performs identically at lower cost (a different ceiling tile, a different glass partition system), reconfiguring an HVAC layout to use less ductwork, adjusting a lighting package to hit the same footcandle levels with fewer fixtures, or resequencing the schedule so trades overlap more efficiently and reduce general conditions costs.

In every good example, the function and the design intent stay intact — only the cost or the method changes. That’s the test of real value engineering.
