Construction in a pre-war NYC building (typically buildings constructed before 1945) involves a different set of complexities than newer buildings. Older structures often have non-standard dimensions, masonry walls instead of drywall partitions, undersized base building systems, legacy materials like asbestos and lead paint, and architectural details that have to be protected or replicated.
Specific challenges include: working around irregular column grids and ceiling heights that don’t match modern drawings, upgrading or working within older MEP systems that may not have the capacity for modern tenant needs, coordinating asbestos and lead investigations and abatement, preserving designated landmarks or interior features where applicable, and managing dust and debris in buildings without modern HVAC isolation.
